Buying or selling a ranch in the Santa Ynez Valley

Buyers come here for equestrian properties, vineyard and wine-country estates, working cattle land and private ranchettes. The valley includes several wine regions, among them Happy Canyon, Ballard Canyon and the broader Santa Ynez Valley appellation, and land with good water and usable ground is always in demand.

Every parcel is different. Water production, agricultural zoning, Williamson Act contracts, access and building envelopes can change what a property is worth and what you can do with it. I help sellers price for those details and help buyers check them before they commit.

I’m Jody Neal, a ranch, land and estate specialist with Berkshire Hathaway HomeServices California Properties: #1 individual agent in the Santa Barbara office in 2025 and Chairman’s Circle Diamond, the top one-half of one percent of BHHS agents worldwide.
