Hollister Ranch

Buying and selling at the Ranch with Jasper Rhodes, who grew up here.

One of the last wild stretches of the California coast

Hollister Ranch is a private, gated ranch of about 14,500 acres on the Gaviota Coast, west of Gaviota State Park and reaching toward Point Conception. It is divided into 136 parcels of roughly 100 acres, and its 8.5 miles of coastline are protected as the Hollister Ranch Shoreline Preserve. Cold water from the north meets warm water from the south here, which makes the shoreline one of the richest marine environments in the state.

The history runs deep. The Chumash lived on this land for more than 9,000 years and regarded nearby Point Conception as the Western Gate. It later became part of the Spanish land grant Rancho Nuestra Señora del Refugio, and Colonel W.W. Hollister's family ran cattle here for about a century. When the Ranch was reorganized in 1970, the owners chose stewardship over development and wrote it into the Ranch's CC&Rs.

Today it is still a working cattle ranch, managed with regenerative grazing alongside mountain lions, snowy plovers and other native wildlife. The Ranch hosts thousands of schoolchildren a year through its Tidepool School, and it is a certified Firewise USA community that invests heavily in wildfire prevention.

Jasper Rhodes

Jasper is a Santa Barbara native who grew up between Montecito and Hollister Ranch, where his family has owned a parcel since 1987. He is an avid surfer and has spent his life on this coastline. That kind of familiarity comes from decades of relationships at the Ranch, not from a listing service.

He attended All Saints by the Sea, Montecito Union, Crane Country Day and Santa Barbara High School, then earned his degree at the University of Colorado Boulder in Geography, Ecology and Evolutionary Biology. He came home to build his life and career here with his wife, also a Santa Barbara native, who works across real estate, land use and construction.

Jasper focuses on land, ranches and high-value homes, the properties where land use, value and what a property can realistically become matter most. Clients rely on him for clear perspective, strong negotiation and access to opportunities that often trade quietly. He works alongside Jody Neal of Ranch.Land.Estates at Berkshire Hathaway HomeServices California Properties.

Client testimonial

We were very pleased with Jody Neal and Jasper Rhodes of Berkshire Hathaway. Our family needed to sell a remote rural property so we could move my father and sister closer to town for the medical care and services they needed. It was a unique property that required the right buyer, and Jody and Jasper understood that from the beginning. They brought a strong network of potential buyers to the table and, in a very short time, had the property under contract. Throughout the entire process, we felt they had our family's best interests in mind. They handled everything professionally and thoughtfully, and the transaction went very smoothly from start to finish.

Hollister Ranch questions

What is Hollister Ranch?

Hollister Ranch is a private, gated ranch of about 14,500 acres on the Gaviota Coast in Santa Barbara County, west of Gaviota State Park toward Point Conception. It is divided into 136 parcels of roughly 100 acres, still runs cattle, and protects about 8.5 miles of coastline as the Hollister Ranch Shoreline Preserve.

How do you buy property at Hollister Ranch?

Parcels come up rarely, and many trade quietly between owners or through agents with relationships at the Ranch rather than on the open market. Working with an agent who knows the owners, like Jasper Rhodes, whose family has owned at the Ranch since 1987, gives buyers access to opportunities that never reach the MLS.

What should buyers know before buying a Hollister Ranch parcel?

Ownership comes with the Hollister Ranch Owners’ Association and its CC&Rs, a working cattle operation, private roads and a gate, and the practical questions of a 100-acre parcel: water, septic, a buildable site, and County and Coastal permits. A good agent helps you check each of these before you commit.

Is there public access to Hollister Ranch?

Access is limited and the Ranch is private. The State of California is developing a Hollister Ranch Coastal Access Program under AB 1680, and the details are still being worked out. Buyers and sellers should understand where it stands, since it can affect how owners use and value the coastline.
