Buying a ranch on California’s Central Coast is one of the most rewarding purchases you can make, and one of the easiest to get wrong. Water, zoning, access and easements matter as much as the view. I’m Jody Neal, a ranch, land and estate specialist with Berkshire Hathaway HomeServices California Properties, and I help buyers find, evaluate and secure ranches across Santa Barbara, Ventura and San Luis Obispo Counties.

Your ranch due-diligence checklist
These are the questions I help every ranch buyer answer before the contingencies run out:
- Water: Where does it come from? Well logs, production and pump tests, water quality, storage, and any shared-well agreements.
- Zoning and use: Can you build what you want, keep horses or cattle, plant vines or run an event business? What are the building envelopes and setbacks?
- Williamson Act or conservation easements: Lower property taxes, but use restrictions and commitments. Know what you are inheriting.
- Access: Recorded legal access, road maintenance agreements, gates and easements across or through the property.
- Title and survey: Boundaries, encroachments, mineral rights, and any easements for utilities or neighbors.
- Fire, insurance and septic: Defensible space, insurability and cost, and septic capacity for current and future structures.
- Financing: Larger ranches often need agricultural or portfolio lenders, larger down payments, or cash. Plan financing early.

How buying with me works
My buyer’s guide covers each step in detail. In short: we define what you need the land to do, I find and pre-screen properties (including off-market ones), we walk the ground together, and I guide you through offer, inspections, water and zoning due diligence, and closing.
Questions buyers ask
How much does a ranch cost on the Central Coast?
It varies widely by location, water, acreage and improvements, from under a million dollars for smaller parcels of land to tens of millions for large legacy ranches. The current listings above give a live picture, and I can share recent comparable sales for the areas you are considering.
Do I need a ranch specialist to buy a ranch?
You do not have to, but ranch purchases involve water, zoning, easements and agricultural financing questions that many residential agents rarely handle. A specialist helps you avoid paying for land you cannot use the way you intend.
Can I finance a ranch purchase?
Often, yes, though ranches typically require agricultural or portfolio lenders and larger down payments than homes. Many ranch buyers also purchase with cash or light leverage. Talk to a lender early.
Can you find ranches that are not on the market?
Yes. Many ranches sell quietly through relationships. Tell me what you are looking for and I will reach out to owners and agents on your behalf.
What areas do you cover?
Santa Barbara County, including the Santa Ynez Valley, Los Alamos, Santa Maria, Lompoc, the Gaviota Coast, Santa Barbara and Montecito, plus Ventura County and San Luis Obispo County.
